Buying a sited Caravan at Blue Dolphin

How much will this cost?

Prices start at £15,000 to over £100,000; however the average cost of a comfortable caravan is approximately £30,000.  The running costs vary depending on the site – between £2,000 and £5,000 per annum.  The cost of family holidays can be offset against this, and the caravan can be rented out for approximately £600 per week in high season.

Can I speak with other caravan owners?

Look round the park for other caravan owners to ask for their opinions and whether they had any problems after purchase, and were they dealt with efficiently.

What are all the annual running costs?

The running costs are often hidden in the initial purchase price.  Ask for a specific breakdown of these costs in writing.  This ordinarily includes annual site fees, water rates, gas, sewage and insurances.

Can we have a free ‘right to move’ clause written in our contract?

Protect yourself before you buy, by stipulating a free ‘right to move’ clause in your contract.  This may be beneficial for example, if future developments change the views from your caravan.

Do you have a guaranteed ‘buy back price?’

Ask for a contractual agreement whereby in the case of illness, death or redundancy you are guaranteed a ‘buy back’ percentage based on the purchase price of the caravan.  Alternatively consider private insurance for these circumstances.

Is sub-letting allowed?

Not all parks allow sub-letting.  Tax breaks are available for sub-letters.

How many months of the year can we use our caravan?

Some people use their static caravans to live in and these parks are known as ‘Mobile Home Community Parks’.  Other parks are only licensed as holiday parks and access is only permitted for certain months of the year.

What is the maximum length of occupancy?

Many parks operate a maximum occupancy period, and this varies from park to park.  For example, after 60 days, you must leave for a period of not less than 24 hours, before returning to begin a new occupancy period.  This is not always rigorously enforced.
